Our Building Process

Week 1
  • Client pays $2000 to secure a Profine Constructions price.
  • Profine Constructions will arrange Soil Test, Property Information and order the preliminary plan.

CLIENT REQUIREMENTS

  • Provide Clear copy of plan of subdivision • List of Variations
  • Lender and Loan Type
  • Nominate approximate sitting of house on block of Land
Week 2
  • Appointment with Profine Constructions sales consultants to complete all variations.

CLIENT REQUIREMENTS

  • Client to book tile selections with Beaumont Tiles Dandenong
Week 3
  • Colour Selections appointment to be made with Profine Constructions representative.
  • Tender appointment to be made with clients by Sales consultant.

CLIENT REQUIREMENTS

  • All appointments to take place at Profine Constructions Head Office in Hallam.
Week 4
  • Profine Constructions present tender quotation including compliant siting of block.
  • Client to sign tender quote.

CLIENT REQUIREMENTS

  • Finalise Lending institution and provide us with notification of pre-approval (if applicable or Owners capacity to pay)
  • Proof of ownership of land (if settled) or Settlement date.
  • Progress of subdivision updated since last submitted
Week 5
  • Profine Constructions to make appointment with client for signing of contracts.

Please Note:

  • Structural Changes will not be accepted after signing of tender quote as the contract drawing will be ordered.
Week 6
  • Profine Constructions order
    • 5 Star Energy Rating report
    • Prepare HIA Fixed Price Contracts
    • Working Drawings
  • Contract appointment confirmed with client by Profine Constructions representative.

CLIENT REQUIREMENTS

  • Client has the opportunity to review HIA contracts prior to the following appointment for signing of contracts

Please note:

  • Costs incurred by the builder ordering working drawings is non-refundable.
Week 7
  • Profine Constructions to present MBAV contracts to Client.
  • Clients sign MBAV building contracts and pays a deposit of 5% within 14 days of signing contract.

CLIENT REQUIRMENTS

  • Proof of ownership of Land or Settlement Date
  • Progress of Sub Division updated since Last submitted
Week 8
  • Plans and required paperwork is lodged by Profine Constructions to obtain building permit.
  • Exterior colour selections and plans are lodged for developers approval (if applicable).

CLIENT REQUIRMENTS

  • Town planning to be done by owner (if required)
Week 9
  • Final drawings are completed and are forwarded to client by mail for signing and returned within 7 days.
  • Orders are placed with suppliers for Materials.

CLIENT REQUIRMENTS

  • Signed mortgage documents and owners capacity to pay (if applicable) to be sent as proof to builder
  • Proof of ownership over land
Week 10
  • File given to site supervisor ready for start on site.
  • In the MBAV contract refer to section C "Before work begins"
Payment Process
  • Payments are all progress payments as per MBAV Building Contract payment schedule.
  • The 5 Payments come to a total Balance of 100% including the deposit payment of 5%.

Payment is required in 5 Stages:

1. 10% - Slab
2. 15% - Frame
3. 35% - Lock up
4. 25% - Fix
5. Completion - 10%
